We see hundreds of windows every season across the Flathead Valley. Some are clearly past saving. Others just look bad and need a deep clean plus a little restoration work. Knowing the difference can save you thousands.
Below are the eight most common signs that tell us a window has moved from “maintainable” to “replace it.”

1. The Glass Is Warped
If you look at a window from outside and the glass has a noticeable bulge or distortion, that’s not normal. Warped glass usually comes from thermal stress, frame failure, or aging seals that have let moisture in.
You can’t fix a warped pane. It has to come out.
2. The Frames Are Damaged
Frames hold the window together. When the frames fail, everything else fails with them.
Wood frames are vulnerable to rot, especially through our wet seasons. Modern lumber from fast-grown trees breaks down faster than older wood did. Aluminum frames struggle in Flathead Valley winters — the thermal expansion and contraction over years of cold-hot cycles eventually warps and corrodes them. Vinyl frames have less character than wood or metal, but they tend to outlast both alternatives.
If your frames are visibly cracked, rotting, peeling, or pulling away from the structure, the windows themselves usually aren’t far behind.
3. Ice Forms on the Inside
Interior frost in winter is a clear sign your windows aren’t insulating properly. The thermal barrier between inside and outside has failed.

That fog isn’t on the glass — it’s between the glass. Modern double-pane windows are sealed with a layer of inert gas between the panes. When the seal breaks, moisture gets in. Furthermore, once it’s there, it doesn’t leave.
No window cleaner can fix this. No DIY trick works either. The pane has to be replaced.
7. There Are Scratches or Cracks
Scratches usually come from one of two places: a previous cleaner using a razor blade incorrectly on tempered glass, or general wear over time. Cracks come from impact, thermal stress, or house settling.
However, here’s the good news — not every scratched or cracked window needs to be replaced. There are restoration specialists who can buff out scratches and seal small cracks. If the damage is cosmetic and the window’s structure is sound, restoration often beats replacement on cost.
That said, if the crack is large, spreading, or compromising the seal, replacement is the right call.
8. They’re Just Outdated
